What is the role of Community Housing Innovations (CHI) in the Jericho Family Support Center?
According to the Memorandum of Understanding between Nassau County Office Housing & Community Development (OHCD)  and Community Housing Innovations, Inc. (CHI), CHI is the non-profit service provider for the Jericho Family Support Center (JFSC). Outlined in the memorandum are the following agreed upon services:
  • Emergency Shelter Facilities
  • Supportive Services
In short, CHI is responsible for the operations of emergency shelter facilities including any social services to develop independent living skills and placement into permanent housing.

How many families will be in the Jericho Family Support Center?
We know from a 2014 Long Island Business News and the Nassau County property records, The Hampton Inn Jericho-Westbury had 80 units. Community Housing Innovations, Inc. (CHI) indicated that they had interviewed 80 families for the transitional housing. Given that the hotel currently has only 80 rooms and CHI has only interviewed 80 families, it appears that the maximum capacity for the Jericho Family Support Center is 80 families.

What is the rent that Community Housing Innovations will pay for the Jericho Family Support Center?
According the July 6, 2020 lease document between 120 Westend LLC ("Landlord") and Community Housing Innovations, Inc. ("Tenant") under Section 4.1, Community Housing Innovations will pay the following fixed rent schedule:
  • Lease Years 1 - 2:    $3,504,000.00 / Year ($292,000.00 / Month)
  • Lease Years 3 - 5:    $3,574,080.00 / Year ($297,840.00 / Month)
  • Lease Years 6 - 7:    $3,645,561.60 / Year ($303,796.80 / Month)
  • Lease Years 8 - 10:  $3,718,472.80 / Year ($309,872.73 / Month)
The rent for years 1 and 2 were calculated using a rate of $120 per day, per room. The former Hampton Inn hotel had a total of 80 rooms. If DSS determines that any room is not livable, the rent will be reduced by a prorated amount. The common public areas of the hotel are included as part of the fixed rent schedule.

Additionally, the rent paid by Community Housing Innovations is not just for the room. Section 9 of the lease indicates the landlord is responsible for:
  • Utilities (water, sewer, gas, oil, electricity, light, heat, etc.)
  • Furnishing the rooms (beds, dressers, tables, chairs, refrigerators, microwaves, TV service, etc.)
  • Providing all necessary services (except for social services and security). Examples of necessary services include repairs and maintenance, cleanup on vacancy, snow removal, and waste removal.
